Mayer improves communities through real estate services by locating underutilized properties to re-position them on behalf of Users, Investors and Developers. He is experienced in re-positioning, marketing, evaluating, analyzing and leasing/selling commercial properties.  Over his 23 year history in brokerage, Mayer has developed a keen knowledge for commercial markets within the Tri-State region, working with office, flex, industrial, loft, showroom, medical and biotech space, retail, mixed use, multi-family, residential subdivisions, land properties and air-rights for development.  Such knowledge has facilitated the consummation of 325Ksf valued at +/- $81.25M of buildings and land for sale or lease.  To value select properties without comps, he reverse-engineered a value for properties or space, making a market for them, that got them leased or sold at or close to the opinion of value.

Mayer is a strategic real estate advisor.  His client-centric approach drives analysis of property for re-use. When serving as Tenant Rep, emerging growth and multi-market companies are often serviced, helping them to acquire, dispose, restructure and re-forecast existing real estate obligations.  Space or property listing assignments view the property as an investment portfolio made up of leases with different terms.  A DCF is performed to identify how the terms of each lease would contribute to the portfolio return of the property.  A strategic marketing plan is formulated to guide the lease or sale of vacancies for their highest/best use. The plan is presented to the client for approval or revision before launch to the public as listing broker.

His history in brokerage includes affiliation with the prominent regional brokerage firm, Sutton & Edwards/TCN Worldwide from 2000-2003 (now Colliers International of Long Island), where he helped build their presence among the Counties of New York City.
