Portfolio Management. Assist small to mid-size owners of commercial property to identify core returns for house equity, identify external investors to leverage house equity, identify makeup of a diversified portfolio to achieve yield objectives, and source properties to evaluate.

Property Repositions. Assesses a property’s ability to contribute to asset portfolio via succinct feasibility study. Feasibility study includes: re-evaluate stacking plan to optimize space uses per floor, re-evaluate credit posture of rent roll on property value, coordinate with legal counsel to evaluate legal protections across lease types for building, and staggered lease expiration dates to optimize yield per property. An asset management plan (AMP) is assembled to achieve yield objectives over a planned holding period (e.g. buy, finance, fix, lease, refinance, sell). AMP includes asset management, property management, and comprehensive real estate services. The AMP is presented to the client for approval or revision before launch.

Corporate RE Services. Commercial real estate applied as tool to realize operating objectives. Perspective and services include portfolio management for multiple locations, strategic planning, workplace solutions, landlord/tenant relations. Help emerging growth and multi-market companies to acquire, dispose, restructure and re-forecast existing real estate obligations via creative solutions using a 7-point service aligned to meet each client’s needs. Serving health care insurers, infrastructure providers, billers, clinical health care providers, and biotech companies with 5-150 employees, operating from one or multiple locations. I meet and talk with your practice manager or COO in detail to understand the logistics of your practice, your business processes, your location needs and economic budget. This discussion produces a set of search criteria for the next real estate to house your business. Over his 29 year history in commercial real estate services, Shane has developed a keen knowledge for commercial markets within the tri-state region, working with office, flex, industrial, loft, showroom, medical and biotech space, retail, mixed use, multi-family, residential subdivisions, land properties and air-rights for development.  He’s pushed boundaries of space use, often adding value to the tenant roster.  Such knowledge has facilitated the consummation of 325Ksf valued at +/- $81.25M of buildings and land for sale or lease. To value select properties without comps, he reverse-engineered a value for properties or space, making a market for them, that got them leased or sold at or close to the opinion of value.

Shane’s services are influenced by a track record of experience, enhanced by graduate education in real estate practice (includes commercial construction), portfolio management, asset management, corporate real estate services, paralegal studies, MBA, business analysis, and project management; see (competencies, project history, and relevant posts).

His history in real estate services includes affiliation with the prominent regional brokerage firm, Sutton & Edwards/TCN Worldwide from 2000-2003 (now Colliers International of Long Island), where he helped build their presence among the Counties of New York City.

Shane initially affiliated with Berko & Associates in Summer 2014 as Business Real Estate Group (a/k/a BREG); Shane re-branded BREG as Special Projects Real Estate team (a/k/a SPRE) in January 2021.  Shane conceives and guides SPRE through marketing, business development, partnership development, and staffing, and leads all client projects and consulting assignments.
